How the Home Selling Process Works in Memphis
Thinking about selling your home in Memphis? A lot of people don't know what to expect until they're already in the middle of it. Here's a simple breakdown of how the process actually works — from start to finish.
Step 1: Figure Out What Your Home Is Worth
Before anything else, you need to know your home's market value. A good Realtor will run a Comparative Market Analysis (CMA) — a look at similar homes that have sold recently in your area. This tells you what buyers are actually paying, so you can price your home to sell.
Step 2: Get the Home Ready
First impressions matter — especially online. Clean, declutter, and fix the obvious stuff. Good photos can make the difference between 10 showings and 100. You don't have to do a full renovation, but the home needs to show well.
Step 3: List and Market the Home
Your Realtor lists the home on the MLS, which gets it in front of thousands of buyers and agents. From there, it goes to Zillow, Realtor.com, and other platforms automatically. Marketing also includes social media, open houses, and direct outreach to buyers' agents.
Step 4: Review Offers
When offers come in, you don't just look at the price. You look at the financing, the closing timeline, the contingencies, and how clean the contract is. Sometimes a lower offer with fewer conditions beats a higher one that's complicated.
Step 5: Negotiate and Go Under Contract
Once you accept an offer, you're under contract. The buyer typically has an inspection period, and the lender orders an appraisal. This is where deals can get tricky — and where having an experienced Realtor makes a real difference.
Step 6: Close
Closing usually happens 30–45 days after going under contract. You sign the final paperwork, hand over the keys, and receive your proceeds!
