What to Expect at Closing: A Simple Guide for Memphis Homebuyers

Closing day is the finish line. It's the day you sign the papers, hand over the money, and walk away with keys. But if you've never done it before, it can feel overwhelming. Here's what actually happens so there are no surprises.

What Is Closing?
Closing is the final step in buying a home. It's when ownership officially transfers from the seller to you. It usually happens at a title company's office, and it takes about an hour.

Who Will Be There?
You and everyone who is in the title, the realtors, and a closing agent from the title company. The sellers will not be present as they sign separately.

What Do You Need to Bring?
A valid photo ID and anything else your lender or closing attorney might say to bring.

What Will You Sign?
A lot of papers — mostly loan documents. The closing agent walks you through each one. Ask questions if something doesn't make sense. That's what I'm there for too.

What Are Closing Costs?
Fees on top of your down payment — title insurance, lender fees, prepaid taxes. In Tennessee, buyers typically pay 2–3% of the purchase price. Your lender sends a Closing Disclosure 3 days before so you know the exact number.

After You Sign
Once everything is signed and the money clears, the keys are yours.
